Our New Construction Process

At A-Master Construction, we make building your new home simple, clear, and stress-free. From the first idea to final handover, we guide you every step of the way—delivering a quality home tailored to your needs and lifestyle.

Pre-Construction Phase

Initial Obligation Free Consultation 

We begin with an obligation-free consultation to discuss your vision, needs, block details, and budget. This is your opportunity to share any non-negotiables such as accessibility requirements or preferred finishes, so we can guide you in the right direction from the start.

Preliminary Agreement for Design of Build

Once you're ready to move forward, we enter into a preliminary agreement. This allows us to commence design work and begin transforming your ideas into a functional layout tailored to your lifestyle and site.

Preliminary Plans Drafted

Preliminary plans are prepared, incorporating site-specific details such as engineering requirements, wind rating, soil classification, and energy efficiency considerations. These plans lay the foundation for accurate pricing and approvals.

Fixed Price Quote

With your preliminary plans complete, we provide a comprehensive fixed price quote. This detailed quote goes beyond the initial estimate and ensures cost clarity before moving forward.

Pre-Approvals with Bank Loan Manager or Financial Advisor

Before construction begins, it’s important to secure pre-approval for your construction loan or confirm available funds. You'll also need to share your bank or broker’s contact so we can coordinate progress payments efficiently.

Construction Contract Signed

Once finances are in order, the official construction contract is signed. This agreement outlines the full scope, terms, and timing of your build.

Deposit Paid

A deposit is paid as outlined in your contract. This payment allows us to commence ordering materials, locking in trades, and preparing for the next steps.

Council Certification and Approvals

We handle the submission of plans for building approval and certification. This ensures your project complies with local council regulations and relevant building codes.

Selections Appointment

You’ll attend a selections appointment to finalise all your finishes, fixtures, and colours. This step ensures everything is locked in before construction begins and keeps your build on schedule.

Site Ready

With approvals in place, finances sorted, and selections complete, your site is now ready for construction to begin.

Construction Phase

01

Site Preparations Including Earthworks

We begin by preparing the site, which includes clearing, levelling, and carrying out necessary earthworks to ensure a solid base for your new home.

Foundations & Slab

Your home starts to take shape with the pouring of the concrete slab. This stage sets the structural base and includes plumbing and electrical groundwork.

External Walls, Trusses & Roofing

We then construct the external walls, install roof trusses, and complete the roof sheeting. This is when your home starts to become a visible structure.

Enclosed

With the roof on and external doors and windows installed, your home is now weatherproof. Internal works can now begin in a protected environment.

Wall Frames, Rough-in & Sheeting

During this stage, the structural framework of your home begins to take shape. Internal wall frames are erected, forming the skeleton of your home. Once the frames are in place, the plumber and electrician can begin roughing in the plumbing and electrical points.

This is a great time to book a walk-through to ensure all plumbing and electrical points align with the specifications on your plans. It’s important that any variations are made now to avoid costly changes after the wall sheeting is installed and set.

Once confirmed, sheeting is installed—typically plasterboard or other specified materials—on the internal walls. This forms the foundation for your interior finishes and starts to bring your floor plan to life.

Internal Fitout

The internal fit-out is the  where the interior of your home comes to life. This includes the installation of flooring, cabinetry, tiling, plumbing fixtures, electrical fittings, and all interior finishes. Doors, architraves, and skirting are also completed, and the space starts to reflect the design choices made during the selections appointment.

Pre-Paint

Once the internal fit-out is completed, the pre-paint stage involves preparing all surfaces for painting. This includes sanding, patching, and priming walls and trim. Once the preparation is finished, the final coats of paint are applied, giving your home its polished and finished look. This step is essential to achieving the perfect finish on all surfaces.

Practical Completion

Practical completion marks the end of the construction process. At this stage, all major work is finished, and the home is now ready for you to move in. Any minor defects or touch-ups are addressed, and we conduct a final inspection to ensure everything meets your expectations. Once practical completion is achieved, your new home is ready for handover, and the final progress payment is due.

Post Construction Phase

01

Final Inspection & Defects Liability 

After practical completion, we schedule a final inspection to ensure everything is in order. If any minor defects or touch-ups are identified after you move in, these will be addressed during the defects liability period, which typically extends for six months in accordance with QBCC (Queensland Building and Construction Commission) guidelines. This gives you peace of mind knowing that any reasonable issues will be promptly and professionally resolved.

Handover

Following final inspection, we officially hand over your new home. This includes providing you with the keys, final inspection certificates, warranties, and any relevant manuals for appliances and systems. It’s your opportunity to explore your completed home, and we’ll be on hand to answer any final questions.
